Mike Mudler Update – November, 2009 We have not had an update this fall, but the board has been busy on several important initiatives. As we mentioned during the summer meeting, the pavilion is in need of many repairs. Today, we finalized the details and the work will begin shortly. After Thanksgiving, you will notice many construction vehicles in the parking lot. We will be making the following repairs:
- The roof – was replaced last month
- Fixing the upstairs bathrooms
- Replacing the rotten wood in the downstairs bathrooms and retile
- Winterizing the pipes
- Installing a ceiling roof above the downstairs bathrooms
- Sanding and staining the decking
By the end of the year, the board will have made big improvements in the front of the neighborhood as well as the pavilion!
Current Events / Issues:
- ACC:
Over the past couple of months, we have had big problems with two homes that have had major ACC violations. In one case, we paid to have our landscaper come in and complete some work. This expense will come out of our budget this year, and while not a lot of money, it is still an expense that you and I will incur. We have one more home that will be requiring similar action. As we mentioned during our summer meeting, we will remain aggressive to those that do not maintain our standards.
- Social Committee:
For those that missed it, Eric Logan put on a terrific ‘Casino Night’ party last month. Not only was it a blast, but we raised over $1,000 for a Children’s Summer Camp for kids with cancer.
The Kids' Triathlon held in August was a terrific success. We had over 20 kids participate in this swim/bike/run event, which was a great turnout for the first year. The kids gave it their all, the parents were a tremendous help, and a great time was had by everyone. We hope to have an even bigger turnout next year.
The Hillbrooke Mile Family Fun Run was held on Labor Day this year, and we hope to also make this a yearly tradition. We had a tot trot for kids, as well as a mile run for kids and adults, and a mile relay race. Everyone also enjoyed coffee and breakfast after the race with their friends and neighbors. This event was truly a lot of fun. Thanks to Mark Meisenhimer for designing T-shirts for both the Kids' Triathlon and the Hillbrooke Mile.
The Halloween Parade and Carnival was held Sunday, October 25th. Kids dressed up in their costumes and paraded through the neighborhood to the pavilion, where we had games, candy, hot dogs and burgers, and plenty of activities to entertain. This year's activities included included, a pumpkin patch, face painting, tattoos, the Wheel of Wow, and other games and prizes for the kids. A special thanks to the teens of Hillbrooke, who have volunteered their time, and helped make these events a success.
Chili Cook-off and Tailgate party will be held at the Pavilion on Saturday, November 20th starting at 4pm. Dress in your favorite team colors and bring the family up for an afternoon of football on the big screen. Feel free to enter your favorite chili recipe in the Chili Cook-off. Prizes will be awarded for the best-tasting chili.
We will be expecting a visit from St. Nick on Sunday, December 13th at 3:30 at the Pavilion. Kids will have a chance to visit and get their picture with him, and ride the train through the neighborhood. Hope to see you there!
- Proposed Changes to the Hillbrooke Covenants: In the next week or so, we will be sending out the details behind the changes we are proposing to make to our covenants. As we discussed at the meeting, we will be asking for your signature (vote) to make the changes in our initiation fee from $100 to equal the amount of our annual dues. If you move within the neighborhood, you will not be charged with fee. The reason we feel so strongly about this is that our neighborhood is looking at some major repairs in the coming years, and we will need to build our reserves. We have also been faced with many unpaid dues.
Open Issues:
- Roof on the Pavilion – Has been replaced.
- Reserve Study (completed in 2001) – has been updated. This architectural study will provide a 10 year plan on neighborhood improvements. The previous boards have used the document to direct improvements over the years, and most of the recommendations have been completed. We are in the process of reviewing the work and will have a lot to discuss during our winter meeting. Lots more to follow with this item.
- Internet at the pool – has been installed.
- Fence on Abbotts Bridge – needs to be replaced, but we have not decided to include this work in our 2009 plans. Any feedback??

- Newsletter – we have not gotten any volunteers to take over the Newsletter, but we will continue to use this format to communicate open issues on a monthly basis.
- Web Site – Matt Sabath
- Pavilion – Mary Kathryn McCullars - agreed that we will maintain the policy of not loaning out tables and chairs.
